Outsmart the Market: 6 Creative Ways to Spot Real Estate Deals!

We have our very own, Alex Mashburn, “the king of finding really good deals” on the show to talk about different ways to get creative and find real estate deals!
Paden and Alex share some of their personal experiences in finding good real estate deals for themselves as well as for their clients. The first way to spot real estate deals is to find the right agent, the “king” of that market depending on what you are looking for. The second way that Paden and Alex have found success is looking for properties that are listed for sale by owner. Typically those homes aren’t getting as many eyes on them since they aren’t on the MLS which means less competition and potential for a better purchase price. Paden mentioned “drive for dollars,” where you drive around and look for properties that are in need of repairs. If you can find an owner willing to work out a deal on one of these, you will likely be able to purchase the property for less because the owner doesn’t have to spend the time and money to fix up the property to sell on their own. Another way to find deals is via word of mouth and relationships. Alex placed a huge emphasis on this and even told the story of how he ended up getting the home that he currently lives in. Mailers are another great way to make deals happen on properties that aren’t up for sale. Paden has sent hand written mailers to people to purchase his own investment properties, and he has also sent mailers for clients to get into their own homes. The sixth way to get these deals was through wholesalers. Alex talked about how sometimes they get a bad reputation, but they can be a great source for real estate deals because they are motivated to find a buyer.
