Utah Real Estate Market Update | February 2024

Welcome to our February 2024 Utah Real Estate Market Update! Austin and Paden are diving into numbers from January 2024 and comparing them to January of 2023.

As we compare inventory in January of 2023 to January of 2024, we’re seeing a 10% increase in inventory. This stat shows us that there are more properties available at the beginning of this year compared to last year. Now that the holidays are behind us, it looks like people are eager to get moving and aren’t as concerned about leaving behind those low-interest rates. With that said, pending sales have gone up by 3.7%, and closed sales have almost gone up to the 10% mark from last January. The average number of days a property sits on the market has dropped from 66 days down to 62 days this January – things are picking up! On the pricing front, the median sales price has seen a 6.8% jump, bringing house prices up even higher.
